Contact terms for lot adjustment

Hi, a friend is buying about 1000 sf of our neighbor's property(California) to extend their property line about 10ft so we can park a trailer. We want to come up with terms for the purchase contract. They don't want to use a CAR form as that is a bit excessive and I'm not sure it even handles purchasing only part of a neighboring property. The city is likely to approve the lot adjustment.

I think the obvious terms should be they are purchasing 1000SF for of their property for $X along with mineral, water, and air rights. What else should I put into the terms? Anything in particular that they should record with the county? Anyone have a sample purchase agreement? Thank You.
