Markets Outside Phoenix Metro Area

Hello everyone! I recently bought my first rental property back in November and was entertaining the idea of getting a second in the coming months. As most of you have seen, housing prices in the Phoenix Metro area have exploded recently and I'm worried I will get priced out of the market.

I started to look at listings in areas outside of Phoenix for single and multifamily properties, but don't know which markets are as strong as where I'm at. Anyone else looking to buy outside of Phoenix?
