Going to Jail tonight

I'm meeting with an incarcerated seller this evening to talk with the guy about selling his trashed manufactured home. He supposedly inherited the house from his grandma and is talking about preparing an affidavit of succession. I'm looking to wholesale this property and I'm a little intimidated/ uneducated as I've never wholesaled or dealt with an inherited property. Any advice is tremendously appreciated!!  :)

Help him...solve a problem for him. Sounds like he's in a bad position in his life, don't try to kick a man while they're down but I bet some fast cash at a price that allows you to feed yourself would be very beneficial to him at this moment.
