Disclosures when agent represents both parties

Hello,  

The closing on my house occurred today. I used a firm associated with EXP realty. They "represented" myself as the seller and also the buyer,  who did not have an agent.  I reached out to an in institutional investor who previously submitted an offer and agreed to my request of 415k. After they sent the offer, my agent wouldn't address it, only Indicated it wasn't a good deal after I asked.  Later that day he messaged me "I just received a call from an agent who has an interested buyer about to make an offer". The total amount to me was 429k after us providing them 2.5% due to insufficient down payment by the buyers. I accepted and as I signed for the title transfer , I noticed my agents firm was listed on both sides of the commission. I emailed my agent and they confirm the other agent was a part of their team.  I reviewed the offer documents that I signed and noticed they did supply a form indicating they were acting on both sides of the transaction. I feel I should have been notified of that before hand, even though I did sign the form they sent with the offer and contract. Any guidance would be helpful, thank you!

Thank you! On the dual agency form, I believe it does indicate two different names for the agent. After I asked, they Email me saying they were on the same team.  Either way, I think it would have been in my best interest to read that document closer. ExP seems to have a lot of offices so I just assumed they were different.
