Anchorage Area? Newbie looking to O-O but just starting out!

We have just recently made the decision to start the process of getting into real estate, we haven't even started our team yet!  I am trying to learn as much as I can along the way!  

We are going to drive the areas and take a look but I keep seeing conflicting info about MV and FV.  We are looking to owner occupy/manage, probably a 4 plex, we have plenty of maintenance experience and a wealth of contacts for items we can't do ourselves.  Unfortunately, we haven't even been in Anchorage for 2 years and have lived in the O'Malley center area that whole time so we are still learning all the parts of town!

My biggest concern is that we have a pre-teen who stays home alone frequently (by choice).  If these areas are not going to work I would like to get recommendations of areas that would but still would be good investments.

Any help/guidance would be appreciated as we start the journey and process of finding our team!

Hey,

Prob south Anchorage, Umed, or Eagle River would be good for you. Only issue is everyone in Anchorage thinks their houses are made of gold. Often times when a deal does come around it is grabbed up quickly by cash buyers and flipped. Bot to say its impossible to find a decent deal, but you will have to keep an eye out for awhile. 

No where in Anchorage is really terrible in comparison to the bad areas you will find in the southern states. But most are hesitant to invest in Mt. View/Fairview due to the homeless populations and bad landlords who dont screen/take care of their properties. Not a place I would reccomend for a first time owner occupant anyways. 

I do property management and know multiple agents who do owner occupied investment properties. If you would like I can give some recommendations.
