Hopefully closing on our first O/O 4plex in the next week.  I have been looking at leases and was considering purchasing the BP Alaska Lease Package.  Has anyone purchased these leases?  Trying to decide if it is worth purchasing and customizing them or just trying to create my own.

Finally making some headway!  We are working toward closing on a 4plex but have a bit of a dilemma.  Our close may happen while we are down in the lower 48 visiting my dad, it was poor timing for a trip but he hasn't been doing well.  Since we are owner occupying and self-managing we are trying to figure out how to handle temporary "property management" if we need it.  

Does anyone have a solution for temporary management/contacts if you want to take a vacation and actually not be available?  We don't mind being interrupted on our trips but sometimes we do like to go places that we wouldn't have cell service!

So excited, we have a team and pre-approval so we got to start looking at properties!  We are on our way and I think we have a good set of people to help us get there!  

Now to watch for the best first property for us!

First-time investor/house hacker and get to look at properties now!  Found some great contacts on this site and have received some awesome info from them!  Hoping to have a bright investing future and create lasting relationships with like-minded individuals.  Thank you to those who have reached out from my previous post.

Darn, we will be headed down to Seward that evening so I wouldn't be able to make it.  Sounds like a great time!

@Chris S. I would love recommendations! I was afraid that we would have to compete with the cash buyers, that just isn't the place we are in our lives, unfortunately. Hopefully, in the future, we will be able to compete a little more with that set.  We basically are starting life all over after some major medical issues in the past so this is our first big move!

@Keenan Fitzpatrick we are not afraid of a little work to get into an area we want to be in.  We drove around a little bit over the weekend and are going to keep going out and looking around!  Finding our financing is the next step, I saw a post on here about that but have to find it again and start making some calls.

We have just recently made the decision to start the process of getting into real estate, we haven't even started our team yet!  I am trying to learn as much as I can along the way!  

We are going to drive the areas and take a look but I keep seeing conflicting info about MV and FV.  We are looking to owner occupy/manage, probably a 4 plex, we have plenty of maintenance experience and a wealth of contacts for items we can't do ourselves.  Unfortunately, we haven't even been in Anchorage for 2 years and have lived in the O'Malley center area that whole time so we are still learning all the parts of town!

My biggest concern is that we have a pre-teen who stays home alone frequently (by choice).  If these areas are not going to work I would like to get recommendations of areas that would but still would be good investments.

Any help/guidance would be appreciated as we start the journey and process of finding our team!

We are in Anchorage and looking to do our first owner-occupy/multi-family property this year!  Just starting our journey so it will be interesting to see how it all goes!
