Help with Sacramento STR questions and city restrictions

Does anyone have experience with the STR market in Sacramento?

I’m wondering:

- How long it takes to get an STR permit

- How long does it take for a conditional use permit after 90 days?

- How much do conditional use permits cost? (I’ve seen threads on bigger pockets saying $3000+)

- Any prior issues with squatters rights for medium term rentals? There’s some law stating that anyone who stays longer than 30 days automatically gains tenants rights and if they decide it to leave, are granted eviction protection….
