STRs in New York - Long Island or Catskills

Hi

I am a long distance BRRR investor with 4 units in Florida.

I am looking to identify STRs in Long Island

- ie Cold Springs Harbor, Hampton’s (although Hampton’s properties are probably too overpriced). The tax benefits of material participation for STRs (with a W2 job) are very enticing. But do not know the market. Could also be open to the Catskills area.

Anybody market knowledge/experience of targeted locations in these areas?
