Mortgage Owner Occupancy Question
Need some advice.
I am buying a home that will be my primary residence (drivers license, utilities in my name, car registered to this address, all mail goes here, etc.), yet am considering using it as an STVR. I’m receiving a conventional mortgage for first time buyers that requires one year of owner occupancy. My job is within 30 minutes of the home and requires me to stay the night at the job up to 80% of a normal month...so, I will not be physically present at the home very often, which is why I’m considering an STVR.
What qualifies as occupancy? Can I just use the basement? What about one room, or even a closet? Or should I just wait a full year before considering the STVR route?
