Knoxville Airbnb advise

Hi Everyone!

I am a total rookie! Looking to make my first home purchase to house hack and Airbnb. I am considering Knox mainly because I don't want to be in a big city and I like the proximity to the Smokies. My idea is to try to get a house with a MIL or ADU and rend out the main house as an Airbnb. Hoping to get ppl who are looking to visit Knox maybe before they go to the smokies. I am going to take a trip out there next month to get a feel of the city before landing a property. But would love anyones word of advise since I don't know the area that much yet. Originally I was looking into Clearwater but the market not slowing down there is making it hard for me to find a deal in my price point.

Does anyone know the Airbnb restrictions in that area?

Does anyone know any realtor that are investor friendly? 

Any advise?
