I would like to hear from anyone who is investing in STR/Airbnb properties from a distance (Out of State) and whether they would recommend it based on their experience. I would appreciate advice as to some of the pitfalls to watch out for if you do recommend it. Thank you!

All STR folks are doing it from a distance. The best short term markets have very few residents and millions of visitors. Therefore no one really in these markets including the property owners. I've been doing it since 2015 with over 3000 reservations on my resume. It's really no different than if you lived next to it. In fact I do live in the same town as two of my STRs and I never go to them. They're always booked! Yes you do need to "self manage" to make money.
