Understanding Local laws for STR

We just started a search for first short-term vacation rental, and we have shortlisted a few areas. However, it seems that every area has its own set of local laws, requirements, permits which seem to vary by counties, cities, and towns. On top, there are restrictions in number of permits, waitlists etc. Before we invest, we need to be confident that our investment can be put to use quickly. Curious to know how have folks tackled this part. Do you a. do your own legwork? b. let your realtor research and provide you info? c. something else? It will be super helpful as we get started in this endeavor.

@Ross Aveila Call the planning or zing department of the jurisdiction - town/city/county. That’s what they are there for, not worth it to rely on second hand.
