Investment properties in Costa Rica

Hello all,

I am researching properties to buy as a vacation rental in Costa Rica (Uvita preferably) and I have read from many saying that financing rates are very high. What is the best option to pursue financing in the US for an investment property out of the country? I don't currently have any vacation rentals but I want to get in the market there before it's too late. I have excellent credit and very little debt but I still worry what my approval odds will be given that I have any mortgage loans on my credit history. Any information would be helpful and appreciated.
