Luxury Short Term Rental Deal Structure

My husband and I have been investing for almost a decade now and we love it. So much so I left my corporate gig in 2019 to pursue REI full time. Recently we have gotten into the luxury short term rental space and we see a lot of potential. These properties are over $1.5M so the barrier to entry is high but we are seeing double digit returns. We would like to create an opportunity for friends to invest with us and, in addition to their quarterly checks, offer them a week or two (depending how much they invest) to stay at one of the properties. What are some creative ways to structure this beyond a syndication or creating a REIT. I may be over thinking this and a syndication is the way to go. Thank you!
