Seeking STR Utah- Any local investors open to connect?

I will be in Park City for the week 6/20-2/26 while my son is in camp and would love to hear thoughts on best neighboring area to look in for STR. Are there any areas that are more all year round than others? Selfishly we want Utah so we can use it 1-2x during snowboard season but would not mind driving to the mountain if there was a better all year round rental that was a little distance to a ski resort. Would be great to connect with some local investors while in town! If anyone has any opportunities I should check out while there, I am all ears!
