Questions for those who list with Evolve

Here is a newbie question - For those of you who are listing through Evolve, do you check-in with your guests to find out how their stay is going, etc. Just wondering since I am not part of the initial contact and booking process, the guests haven't communicated with me at all.

Also if you do check-in and someone is unhappy, how do you address minor issues, just apologize and move on? I am not in this situation yet but just want to be prepared.

I've taken over properties that were previously managed by Evolve. As far as I can tell people are getting very little actual "management" for that 10% fee.
