Short Term vs. Weekly rental rates
Hey everyone!
I recently picked up a new property in Virginia Beach. It will be my primary residence in the winter but I want to rent it out in the summers, which I spend in Michigan where I grew up. I won't close on it until April, so I'm thinking this season, I'll rent it out as a 6 month lease for $1900/mo., then when I go back in the fall, I'll get it furnished. So, my question is, in the summer of 2022, once it is furnished, should I keep it as a short term (6mo) rental or rent it weekly/Airbnb? I'm told I can rent it for $1900/wk in the summer (I guess the general rule to follow is one months winter rate, equals 1 week summer rate). In order to make sure it STAYS rented out all 6 months, should I charge less than the going rate, but have piece of mind and still make money? That way utilities are at least also covered all the time as well?How do yall do it? TIA

You also need to figure out how you'll clean and restock it during turnovers. Also what to do if something is broken or there is some maintenance to do. I've changed 3 hot water tanks, 2 complete toilets, and 4 water damaged wood floors (under carpet or linoleum) since November 2020. Also dealt with a dead body.
