Renting a room, Do you allow access to the rest of the hoouse?

Hey BP,

My wife and I are preparing to Airbnb house hack a room in our primary residence here in Byran, TX. Best I can tell the room should rent for $50-75 per night. For those of you that rent out rooms, do you allow access to the living room, kitchen etc? What is the difference in rates between "just the room" and "room with access to the house"?
