What is the draw to Fresno, CA?

So after weeks of racking my brain looking out if state for a STR I decided to look into my own backyard. Seems like Fresno is pretty busy with vacation rentals. Does anyone on here know why so many people are traveling to Fresno? What is the draw and what area do most people want to stay?

I would get near Fresno state college. Can get student rentals, and the area is patrolled a lot more by police to take care of the students. New developments there too

I was an Airbnb super host for a couple of years back from 2015-2017.  We had a lot of people staying with us that were visiting national parks (Yosemite and Sequoia) as well as traveling professionals and people visiting family.  For the same price as a hotel, you can get your own room with a kitchen, laundry, etc plus other amenities depending on the listing.

Awesome thanks for the suggestion Derrick I haven definitely thought if some kind of student housing as an option. Jason do you not own your STR in Fresno any longer? I have family that live there so I thought it would be a great place to buy a STR that is closer to us before dipping my feet into out of state STR. I'm just trying to figure out what most of the people are staying there for and then base my decision to buy in areas closer to the needs of the majority. Also how was your experience running your STR there? Were you pretty steady as far as your occupancy?

@Sean Harris My HOA found the listing on Airbnb and made me pull it down. I'm focused more on buy and hold's now but I know a lot of people out here that have found success with the STR model. If you have not connected with him already on social media you should talk to Kyle Stanley. He's a buddy of mine out here and he does very well with his STR portfolio.
