Thanks for sending this over.  We own 3 Airbnbs in Fresno and have noticed that the demand wanes in the winter months compared to summer.  I am going to pass along onera-group.com with my team...thanks for the share.

@Sean Harris My HOA found the listing on Airbnb and made me pull it down. I'm focused more on buy and hold's now but I know a lot of people out here that have found success with the STR model. If you have not connected with him already on social media you should talk to Kyle Stanley. He's a buddy of mine out here and he does very well with his STR portfolio.

I was an Airbnb super host for a couple of years back from 2015-2017.  We had a lot of people staying with us that were visiting national parks (Yosemite and Sequoia) as well as traveling professionals and people visiting family.  For the same price as a hotel, you can get your own room with a kitchen, laundry, etc plus other amenities depending on the listing.

@Samantha Pham In regards to your question about potential zip codes I have found that my rentals in 93703,93704, 93705 and 93728 have all performed well from a cash flow prospective while not being in a “bad” neighborhoods.  I would categorize those areas as “C” class with a lot of blue collar families and strong rental demands.  As you start going further north the areas will be better but the market rents do not scale with the higher purchase prices so will probably not get the cash flow you want unless you put a lot of money down.

@Nathan Rutledge I am an active investor in the Fresno and surrounding areas and I own 50+ units all over town.  As far as the area is concerned it depends on your goals.  I'm mainly focused on cashflow with appreciation being a bonus and have done really well in B- or C neighborhoods.  Depending on your price range and investment goals you may want to start looking in the 93703, 93704, and 93705 zip codes.  I also licensed and have a team of 5 agents that work for me and we would be happy to help you find a property if you're not already working with someone.

@Sam Eknoian I own 52 total units in Fresno and the surrounding areas and have a couple of problem tenants right now.  I've been told by my attorney that we can't even file the unlawful detainer yet and I think it's likely that the Newsome is going to extend the moratorium again.  I have been buying off-market properties throughout the shelter in place/eviction moratorium some of which have come with problematic tenants.  Cash for keys works 90-95% of the time as long as you present it the right way.  I normally pay around $1000 but more recently its been between $1500-$2000 as tenants realize they have more leverage.  Upon the close of escrow, I would serve the non-paying tenant cash for keys along with a letter explaining the ownership change and that you would like to discuss mutually beneficial options up to and including cash for keys arrangement and take it from there.  You need to either get them on the phone or catch them at the property in person.

@Ryan McKinney Hi Ryan!! I've been investing full time in the central valley for the last 5+ years. My company did about 60 projects last year and I own 50+ rentals in town (accumulated everything using the BRRRR strategy) I would be potentially interested in partnering with you on one-off JV deals until you can get more steady deal flow.
