Looking for a house to invest in a short term rental in poconos

Will I have to start with a LLC ? When applying for a mortgage will there be a difference if I let the mortgage lender know it's for short term rental investment or is it better not to inform that ? Currently location wise I've been told my local agents it's best to get a property 5-15mins away from the ski resorts. Any tips and advise on investing in this category would greatly be appreciated! Thanks in advance.
