Student housing downturn?

Due to the virus.  Colleges are increasing the use of online classes.  Will this effect the the need for student rentals and cause a down turn in this sector?

OSU being one of the largest schools in the nation is going back to "in seat" classes. OSU is a huge asset for Columbus OH and I think many people were happy to see that. 

Even if things were going to be online, I would be hesitant to think that this would cause a huge shift. As student's still want to have that college experience and you can't do that in Mom and Dad's basement. 

It'll be interesting to see how things go with other schools going all online.
