Hi There-

Some feedback would be great- Do you Sell the house yourself or do you engage another Realtor to do the sale and keep it at arms length in order to reduce any liability? Also, other than RICE insurance, do you pick up any additional liability insurance in case something goes south with the deal and there is a liability issue?

I have flipped about 8 homes, we had a plumbing issue on the last home that finally got resolved....but could have turned south if it was not. I was the Listing Agent.

Lastly, who do you insure the property with while it is getting rehabbed ?

I have a client looking in a certain part of town. We understand the heirs of the parents own the property. Trying to dig deep to get their phone numbers. Any particular software reccomendations?

Hi Samir,

I have lived in Albuquerque since I was a child in 1979. I am currently a Realtor/Investor as well. You will find crime everywhere. Of course, like in other cities....there are pockets. We just came back from Phoenix yesterday and there was a noted difference in the amount of homeless in Paradise Valley. Feel free to call me if you want to dig a little deeper into some stats. BTW, I am also, a Long Term, Mid-Term and AirBNB Investor. I also have those contacts  for the upkeep of those properties. Fell free to give a ring if you wish- I will just give you the facts, no pressure.

Thanks for your generous offer.

OK-

I am a full time Realtor, we have a long term rental, mid-term rental in Albuquerque. We also have an AirBNB 150 miles away. This cabin has been totally redone and last year we made money on AirBNB and VRBO. We will be at a loss this year due to getting the thing up and running, furnished, etc. 

We had it on a Heloc for 3 months, then did a cash out refi- This thing was TOTALLY redone and needed more love this past 12 month- Can I take a $15k loss on this due to the fact that I have easily spent over 100 hours this past year running it, staying at the actual cabin, paperwork, book keeping, purchasing items, etc (BTW, this would not include travel)- I have those miles listed out separately.- If so, would this be a deduction from my wages that I have earned in 2023/

Thank you- This is what I currently see in our market- Just a HUGE influx of apartments getting built. My thought is that having an actual home, with 2 car garage when we are ready to sell will have even more value in a mature area. It is also the "little guy" in the neighborhood- 1- story.

Hi There-

I have been buying and Selling Real Estate for a while. (I am a Realtor) In Albuquerque, it's tougher to find those deals, even as a Realtor. I have a client that wants to sell her 2 bed 2 bath, 2-car in NW ABQ. Mature area, brick, new roof, AC, new hot water heater. I can most likely pull $2,100k per month renting it straight out.- Would just have it painted. Easy care landscaping front and back. Our 2 other Rentals are 1 mile away (1- long term- great renters- 1 mid term- have has success with almost zero unrented in 2 years. Home would most likely sell for around $280k- I can offer her around $260k- as is- Then get a lower interest ARM for 10 years- Then refi as interest goes down. The home should give me around $400 per month- Thoughts???
