Short Term Rental Build in Colorado

Aloha everyone. My wife and I live in Hawaii, but we're looking to build a second home on land we owe outright in Alma, CO (about 15 minutes from Breckenridge). Between land equity (I'm thinking about $50,000) and cash on hand, we have more than enough to cover a decent sized down payment. I have a builder. It's a kit, they are handling the build, but they aren't TERRIBLY responsive. I have a lender, but it's taken a very long time to get a pre-approval done. I'm have a STR property manager, but I can't seem to get data on what I'd expect for occupancy and rates. I would think that this would be easier to do. I understand at the moment that COVID-19 is slowing EVERYTHING down, and I understand. But this has been months I've been trying to get this done. I'd love to turn this and have it ready by ski season in Colorado. Any thoughts / opinions???
