What's your favorite software for accurate rental comps? I've searched the forum, but it looks like it's been a while since this was discussed.

@Trish Leimbach I like to use Airdna personally to get high level numbers, and then I take that and validate using manual review of nearby properties. STR comps is not like regular rental comps however as each STR business model is different and each host is different so getting data on someone else's success (or failure) as an STR owner is not necessarily indicative of what you might see. But, they are certainly a place to start underwriting a property and see what sort of 'potential' a property in that market might have. You just have to make sure you understand the data you are seeing as you might confuse gross revenue potential with net or not realize that the numbers you are getting are actually including housekeeping revenue as well.
