Buying STR in Smoky Mountains

Hello all,

New member here and planning to buying my first STR in Smoky Mountains. I've been in smoky mountains once and I loved it. Very excited to join the market!

I'm thinking of buying a property around $250,000, but I want to be realistic in terms of ROI. So I was wondering how much would $250,000 rental gross in average ? I've seen some listings claiming 30,000+ revenue.

Another thing to think about is the need to really differentiate your listing(s) and your hosting profile. Do this with quality service of course, and very responsive feedback to guests prospective and booked... and have solid, clear descriptions and amazing photography in your listing - this is a must!!!

I'm a big fan of as many pictures as possible, interior and exterior.. and if your property has ANY kind of a nice view OR has a geographical context that provides value (think PRIVACY, WOODED buffer from other cabins or roads) then aerial photos tell that story really well.
