Is airdna good for estimating occupancy rates?

Hi there, I’m new here and am

thinking about buying a vacation rental property in puerto Vallarta, Mexico. I’m crunching numbers and have airdna data for the area and when I put in the address and property stats their model spit out that my occupancy would likely only be about 56% which seems really low. It’s a 2 bed 2 bath in the romantic zone, basically the best tourist area. I have seen others stats sit at anything between 70-90%. Which numbers do I trust??

Airdna can't differentiate between actual bookings and blocked dates for other reasons. So anything they show is going to be high.

I have maintenance time blocked, off site bookings, Vrbo and airbnb bookings that synchronized on all my calendars.
