Advice on using spare rooms in rental villa

We are in the process of buying a villa at the ocean and plan to rent it out as short term/vacation rental. There are two spare rooms in the house which we don't quite know what to do with, as we don't need any more bedrooms (already has 5 bedrooms). Both rooms have incredible ocean views, one is rather large and the other smaller. Any advice on what kind of use would be profitable/attract renters? We already have a hot tub in the garden. Things that come to mind are a home theater, a game room, a gym.
