Have you, or would you ever buy a NEW construction house for VR or STR?

Being contractor/developers that build spec homes in coastal Orange County, CA (where many of the cities are very open to Vacation Rentals etc. ), I was curious if any of you have ever purchased a new home or condo, specifically to be used as a vacation or short term rental? 

If so, what was your experience? What features would be most important to you? 

If not, why not? 

Also, when purchasing a Vacation Rental property are you looking for a property that will allow you to use it for yourself, while bringing in enough income to pay the mortgage, etc., or are you looking to use it strictly as a rental and produce cash flow?
