Cleaner Making More than Property Manager

Aidan Williams
Posted

I currently manage 8 different units in the Santa Barbara area and I've noticed that my cleaner and her team take home more money at times than I do each month depending on the season. My current rate is 15-18% of the nightly rent, where as my cleaner holds a flat fee. For example, a 2 night stay might be $200 in gross nightly rents (excluding taxes/cleaning/etc.), my management fee at 15% would be $30 and my cleaner for this unit has a flat fee of $70 per reservation. At times, my cleaner's $70 flat fee is a lot less than my commission if the length of stay is longer. With that said, I'm noticing with shorter stays more often, my cleaner is coming out on top. Does anyone else experience this or have any insight? I am curious if I need to adjust my practice with my cleaner. Thanks!
