Seeking Feedback: STR Market Insights Report

Hey BiggerPockets Community,

I'm looking for your insight and feedback. I am a business intelligence pro & designer who is a host and passionate about STRs. I'm working on launching a STR reporting product designed to make data analysis accessible for everyone, even if you're not a data geek! It is intended to be a high level report to give hosts & investors insight into STR data for US markets and help with insight on how to set up your property to stand out versus your competition. (We pull data from AirDna, STR Insights, tourism data, Airbnb & VRBO, and travel industry reporting)

As we prepare for this launch, I would love to get your feedback:
- What additional information would make this report more useful for you?
- Are there specific aspects of STR market analysis that you find lacking in current resources?

- What data points do you consider the most when looking to invest in a market?

Here's what we currently cover in our report:
- Market Overview: Insights into rental demand and average overall revenue.
- Detailed City Stats: Includes ADR (Average Daily Rate), OCC (Occupancy Rate), and revenue by bedroom count across different zip codes, top performers for that zip and what luxury properties are earning.
- Target Guest Persona: Developed based on guest traffic and behaviors, two most common guest types that travel to this market and what their likes and dislikes are.
- Guest Feedback Analysis: Derived from guest reviews to pinpoint strengths and areas for improvement.
- Amenities Overview: Shares % of most sought after amenities in each market
- Design Trends: Trends observed in top-performing properties.
- Top Property Links: Direct links to benchmark against leading properties in each market

what I would like to see in an STR market report "who are you competing with?"

This is not that same "comps'. 

Are you competing with Hotels? ... corporate housing? ... other STRs? 

Are you competing with large scale property management firms or small scale investors 1 to 3 properties?

The top performing STR properties - are they thru professional host and/or small investors?

Some indication or analysis of STR market suitability for investment - returns driven by cash flow market or appreciation.

Wish list - granularity at neighborhood level.
