Hi @Jon Martin Thanks for your response. What market are you in? The property bed and bath count is data and I have access to, but not the make up of guests in a group. Sometimes that is pulled in through our analysis of the guest reviews where Airbnb will identify if a guest stayed as part of a group or with kids, but that is completely dependent on their accurate booking of the rental. If you send me your market though, I would be happy to deep that info for you and share it back. Thanks!

I wish VRBO would invest in the user experience of the app to make it more attractive for guests to use it and book with them. 

I find VRBO to be very cumbersome to use and get about 10% of my booking through them, and as mentioned before they are not host friendly.

@Ashish Acharya Thank you so much for your feedback, I completely agree and have included seasonal trends and will look into economic factors including rental demand drivers. I have included a slide on cost segregation analysis and how our interior design work can help to support with the owner's material participation hours and furnishing, upgrades to the property, including landscaping can all factor into that analysis.

@Garrett Brown Thanks so much for your feedback, completely agree with calling out top performers and providing a range of what properties are making in the markets. 

Hi @Brian Barch Thanks so much for your insight, I currently have the report setup to show average revenue for medium and high earners in a market by zip code and by bedroom count. I completely agree you will want to see what features the high performers have that makes them stand out and earn more, that is also included. But great call out on the market saturation metric! Many thanks!

Hi @Ramon Cazares Thanks for sharing your thoughts, I haven't highlight the competitors details to the level that you are mentioning here such as are they professionally managed, large or small scale investors. I am assuming that your direct competitors are other STRs. Great point on the neighborhood level granularity, a potential for 1:1 competitor analysis. Thanks!

@Michael Baum very interesting article! I think like it says in the article you have to be genuinely passionate about the theme you are going deep on. A great example of this is Orlando and Kissimmee, where hosts really go all in on a range of Disney themes. Check out this top performing Kissimmee Airbnb, with an ADR over $1800. 

We have yet to have an investor who wants to put an airplane in their rental but niching down and designing for your ideal guest is certainly an approach that we take to help investors and host see success in their markets.

@Keagan Scott It would be nice to know the details of the property for your analysis but, I took a look at some of the backend data, it looks like only a small handful of homes in Nashville IN make over 100K. These top performing homes have an annual occupancy running a bit higher at 62% and ADR is higher for those, about 10 homes, at $580. 

Looking at those top performing listings you will want to invest in design and amenities to stand out and be competitive. Depending on repairs and updates, $40K could get you close to furnishing the home, but if you want to add profitable amenities such as a game room or hot tub, it would be more. 

Properties that are bringing in over 100K are able to host 10+ people, almost all cabins and are overall accommodating to large groups.
