Ski Lease Terms/Contract

I have short term rental in a small California ski town. Someone is interested in doing a 6 month ski lease direct. I reached out to the only vacation rental property manager in town and they said they don't do ski leases so I am trying to figure out setting this up on my own. Has anyone done a ski lease before and how did you set up the contract? Any help or advice is welcome!
