Ski Lease Terms/Contract
I have short term rental in a small California ski town. Someone is interested in doing a 6 month ski lease direct. I reached out to the only vacation rental property manager in town and they said they don't do ski leases so I am trying to figure out setting this up on my own. Has anyone done a ski lease before and how did you set up the contract? Any help or advice is welcome!

Setting up a ski lease for your short-term rental can be a great opportunity. While it may differ from traditional vacation rentals, a ski lease typically involves a longer-term rental during the ski season. When creating the contract, consider outlining specific terms such as the duration (in this case, 6 months), rental amount, security deposit, utilities, and any responsibilities for maintenance or cleaning.
Given the unique nature of ski leases, consider consulting with a real estate attorney or seeking templates for long-term leases that comply with California rental laws. Include clauses regarding ski-specific issues like snow removal responsibilities, access during heavy snowfall, and any provisions related to seasonal amenities or equipment storage.
Additionally, ensure the contract covers contingencies like early termination, property upkeep, and rules for guests. Clarify payment schedules, refund policies, and any liability or insurance requirements for both parties.
Online legal resources or templates tailored for California ski leases might offer a starting point. And while a property manager may not handle ski leases, seeking advice from local real estate professionals or landlords experienced in this niche could provide valuable insights and guidance.
