Advice for how to find STR Property Manager for high end property

I have only done long term holds up to this point. What is your best advice for how to find STR Property Manager - aren't there people who specialize in that niche?

Otherwise, my best advice is to reach out to top earning hosts in the area and ask them to manage your property. That is actually how we became a PM company. Someone was searching top high-end properties in our area, found all of ours, and hired us. Good luck!

I co-own a PM co headquartered in Tampa FL with nearly 100 doors.  I happen to be from Atlantic County NJ and also manage a couple there in the Atlantic City and LBI areas, on the higher end (around $1M).  Let me know if you think I can be of any assistance!

     If you use AirDNA, you can find the top properties in your market.  Go to their listing and see if they are managed by companies.  If they are, reach out to them to see if they are taking on more clients.  Brooke Pfautz also just launched a new company called Comparent that ranks Property Managers.  You can check that out.

    If you can manage it for at least one year, try to do it yourself. You will learn what is needed and expected and have a better understanding of your management requirements. Also, it may sound a little odd, but you should stay in the property overnight so you can get a better understanding of how your guest will experience the property. I would be happy to guide you and provide mentoring. Unfortunately, I do not have anyone to recommend, but I am a "five-star" host on AIRBNB and VRBO.
