Are STRs Las Vegas and surrounding areas still a good idea?

I've been talking to realtors in the areas around Las Vegas, and they are not very encouraging about buying property for short term rentals. Yet AirDNA ratings are high.  I know there are some strict regulations, so what has been your personal experience if you've invested in this area?

As long as you plan to live in the property while it’s being rented out as required by law I’m sure people are making money or at least lowering their living costs. 

If you buy a “fancy” property I know some people are having good luck with MTR being rented by insurance companies, contract workers, and transplants. 

I've stuck with LTR especially with SFR for the stability and lack of work/effort.
