Innovative ways to increase bookings
Hi,
I'm looking for advice on ways to increase my occupancy rate for my STR in Poconos, PA. I began listing my property in May and have only had 2 bookings (both 5 star ratings). I feel like my property isn't competitive enough (no pool or Jacuzzi) but I recently bought a pool table and foosball table for a game room in the garage to having more amenities to offer. My listing is also usually a few pages in the airbnb regional search and I feel like that hurts my ability to lock in renters.
Are there any other site I should be post on to bring visibility to my listing? Any other creative ways to increase my airbnb's occupancy rate ?

Amenities, amenities, amenities! And to pull your listing up higher in the search you need to check as many boxes as possible in the amenities section and update your listing every week. Your design looks great but what could you add to make it pop even more. i.e. colorful wallpaper, a neon light for an Instagramable wall, etc.
STR are a "strategic game" that you have to be willing to go all in to make a property work. Even in a "saturated" market you can make a nice profit on a STR, if your able/willing to put the extra money and time into what guests want and to stand out from your competition.
Also, Bill Faeth talks about super properties all the time and his social media and podcast has some great ideas that would probably help you out!
