Post: House hacking legalites in NY

I recently met a lady who owns 2 house in Brooklyn NY that are completely chopped up inside. She has about 10 bedroom across the 1st fl, 2nd fl, and basement. All vary in sq ft. She rents each room for around $600 - $1000/month each. Her tenant are undocumented folks awaiting citizenship, recently divorce folks and short-term travelers. There's no officially lease, but you have to be referred by someone of trust to rent in one of her houses. 

As a new yorker, i have this craving to invest in property here but the inflated home prices never made sense to me. However, with this type of strategy, the cash flow math does. I'm curious to know if this is at all legal. Is this some form of house hacking? Looking for some opinions on this strategy and whether its a feasible investment strategy.

Hi, 

I'm looking for advice on ways to increase my occupancy rate for my STR in Poconos, PA. I began listing my property in May and have only had 2 bookings (both 5 star ratings). I feel like my property isn't competitive enough (no pool or Jacuzzi) but I recently bought a pool table and foosball table for a game room in the garage to having more amenities to offer. My listing is also usually a few pages in the airbnb regional search and I feel like that hurts my ability to lock in renters.

Are there any other site I should be post on to bring visibility to my listing? Any other creative ways to increase my airbnb's occupancy rate ?

Post: Digital Thermostat Help!

Hello bigger pockets rockstars,

I'm having technical issues installing a digital thermostat into my STR in mount Pocono, Pennsylvania. I want to install one so I can adjust the temperature of my property as the temperature changes and to save on my very high electric bill.

My wifey and I bought a google nest but we are not knowledgeable enough to install it as it requires technical wiring set up. The tutorial were not that helpful either.

I’ve struggled to find a designated contractor for this issue and was wondering if anyone here had a solution to this. happy to take recommendations for another type of thermostat brand as well. Would love to connect all the thermostats in my property under one platform device and control it that way too.

Hi Grayson, thanks for the practical advice there. I don’t have any of those big box retailers so most like going to find an online supplier

Nice insight here. Appreciate the response. When a renter steals a towel or sheet, is it a standard to charge them through airbnb for theft?

I'm finally close to listing my property for short-term rental purposes.  My property is located in the Mount Pocono area of Pennsylvania. I'm curious to know if there's a go to website or ecommerce shop that ya'll have used to purchase bedding, linen, sheets and towel? Marshalls and bed bath and beyond were my default places but I was wondering if there was a better place to purchase for short term rental purposes. Ideally i'd like to have sets of 4 or 5 for turnover. Much guidance for a newbie is appreciated.
