STR Duplex in LA County/Highland Park

Looking for information around STR rules and duplexes in LA. I live in one side which would be my primary, but does anyone know about LA STR for the other side? Wondering if it falls into the 120 day exemption rule since it's 1 building with 2 units or how to obtain a STR permit for that vacant side.
