How is the STR and/or MTR market in/around St. George right now?

Putting aside the regulations—I know there are only certain areas where you can do it in SG, the permit process in Hurricane can take a long time, and unincorporated Washington County you have to live on the property 6+ mos. out of the year—is St. George a good market for STR? What kind of cap rate can you expect on a good property purchased today?

Also, is there a good MTR market?
