Two Travel Nurses Considering Type 1 STR in Austin

My fiancé and I are both travel nurses. We are hoping to purchase our first home together (he already purchased one LTR in another area a few years ago) and are looking in the north Austin area. Our plan is to list it as a type 1 STR while we are away for work and use it when we are not. Is this feasible in the Austin area with the current STR laws/market? I understand they are more favorable to type 1 permits, but even then not so sure how easy it is to get approved.
