Trying to make something work in New York City

Hey everyone.  I know that NYC no longer allows Short term rentals.  However, we have to travel to NYC several times a year so we would like to buy a place that we can stay in when we are in town.  Ideally, we are looking for a Small multifamily property in Rockaway Beach.

Does anyone know of a strategy that can possibly work?

I was thinking of possibly either a seasonal rental or a medium-term rental (both are not ideal). If STR's are still possible then I would love to go that route...

If anyone has any suggestions or knows of a good resource, I would love to know.  Thanks

    NYC allows them, but with restrictions.

    STR will only work one of two ways.

    1) In a registered shared space with the owner

    or

    2) in a Class B building



    There seem to be a few Class B on Rockaway Beach Blvd on the OSE list from last year.  Could be more (or  less) now.
