Does anyone have a really good agreement they would be willing to share? I have tried to find a local lawyer to draw one up but they don't seem to understand what is needed.

If you go to Houfy (where you can list for free to rent direct to guests with no fee), they have some sample templates for that.  You'll have to customize them to your situation.
Go to this page:

Scroll down to "Vacation Rental Agreement Templates" and click that one - you'll see a few there.

Then click the one under that - "Beach House Short Term Rental Agreement" for another one.
