Property Management - Vacation Rentals

Carolyn Gifford
Posted

I am a licensed Realtor in Ohio.  I have some short term vacation rentals in the Hocking Hills area of Southeastern Ohio.  There is a management company that I would like to use to manage these units although they currently only manage their own properties and are not licensed.  Will my license, as the owner of the property, cover the need for management licensing ?   Do you even need a real estate license to manage a short term or vacation rental ?  Thank you -

From the Ohio Dept of Commerce site:
"An Ohio real estate license is required to perform many activities
related to real estate, including property management. Remember -
individuals performing these tasks may only do so under the supervision
of a real estate broker!"

There's a list of the rental activities that need a license on their site here.  https://com.ohio.gov/divisions...
The way people are complying with it is to "co-host", which means to manage only the activities that don't require handling money or are prohibited. So a co-host could message guests, manage cleaners, handle maintenance, etc.
