Does Anyone know the best area in Charlotte, NC to do Airbnb Arbitrage for beginners?

Hey BiggerPockets family, my name is Drew and Im currently 20 years old turning 21 this coming March with plans to Airbnb arbitrage my first duplex, triplex, or fourplex for STR before the end of the summer hits! With the determination I have I know I can achieve this goal, but im just in need of a mentor or someone who could help me network to find someone to arbitrage there units in the Charlotte NC/Rock hill, SC area to get me started with which will soon be my only job on down the road. Some things to consider...

-Its not only in your interest to keep your units spick and span throughout the tenents short stay, but its mine as well because I want to have the best rating possible while promoting future stays for future business on down the road.

-I guarantee every months rent regardless of the occupancy so the property owner will get there money regardless.

-The multiple units are building the owners equity over time along with the property owner gaining monthly cash flow, so its a win win situation.

-With Airbnb, there are courses of actions to take if issues do occur to get reimbursed like the free one-million-dollar liability policy for listed properties.

All in all im just in need of some areas, addresses, people to network with to start what Im so passionate about.
