STR - Air DNA

Hi guys, I'm building my first STR cottage in Oliphant, Ontario, Canada just past Sauble Beach on the south bruce peninsula. I was wondering if you have any reccomendations on what program to use to find out local rental rates and vacancy rates and other info in that area? I've heard a lot about Air DNA and I was wondering if its worth it? and what your experiences are? as it is quite expensive. Or if you know of any other programs that would work?
