AirBNB arbitrage experiences?

Does anyone have any experience with doing Air BNB arbitrage? Basically renting a property and then renting it out on Air BNB (with the landlord's permission). 

If so, what was your experience like? Is it difficult to find a landlord willing to agree to it? Is it difficult to keep up with Air BNB? Was it profitable?
