Co hosting - need a license in NJ?

Is co hosting considered property management, meaning a licensed agent needs to run rentals through a broker? May have an opportunity to cohost 20 doors in New Jersey, and I have my real estate license. Would I have to get my broker involved ? or could I just host for the owner on Airbnb and facilitate any direct bookings on my own? And have the owner pay me directly. Appreciate any knowledge or experience with this. It’s great opportunity I don’t want to miss.
