Not sure about Pricelabs?

You may remember my post of a month ago where I was asking for suggestions for one of my underperforming STRs. One of the suggestions from many was to go with Pricelabs, so I did sign up. I set up the house with the help from one of their people on a Zoom call. No problem. One of their suggestions (of course) was to do away with my 2 night minimum and go for a 3-4 night minimum.

But now it's been a while and not only have my bookings not increased, they have decreased if anything.....even though my current price as of today is only $103....for a 2BR 2 BA 1700 SF house in a great location. 

So the question is - how long do I continue this trial? I don't want to lose too many guests.....last year at this time I was booked pretty solid.

I would go into the price labs data and compare your house to the other properties that are getting bookings and compare what you are doing to others. It really could be something as small as your cleaning fee is $15 too high or everyone else has something like carbon monoxide detectors in their amenities list and you have them, but the box is not checked. Below is a screenshot of what you want to look for on your pricelabs dashboard.
