Down payment on a short term rental

Can I use a commercial business loan as a down payment on an investment property as a short term rental. My lender mentioned that any government backed conventional loan must be with your own personal funds unless gifted. Looking for a creative strategy to deploy a commercial loan to start a short term rental business. Thank you!

You'd have to have settle funds in an account for some period of time.  Otherwise, they track the funding source.
